Request a Seller ConsultationYour Realtor can review recent comparable sales, competing listings, property condition, location and current market activity to discuss a pricing strategy.
Discuss repairs, cleaning, decluttering, curb appeal, photographs, showing readiness and whether improvements are likely to help the sale.
Gather mortgage/payoff information, title or deed records, HOA information, permits, surveys if available, repair records and information about known property conditions. Ask your Realtor which disclosures are required in your state.
Price is only one part of an offer. Review financing, earnest money, contingencies, requested concessions, inspection terms, appraisal provisions and proposed closing date.
Be prepared for inspection requests, lender appraisal when applicable, title work and possible document requests before closing.
Ask for an estimated net sheet showing the sales price less mortgage payoff, commissions, agreed seller-paid costs, taxes, title/closing charges and other transaction-specific expenses.
